Chairman Fullmer called the meeting to order at 7:30 p.m. Secretary Lube called the Roll of Members physically present:

PUBLIC HEARING RE: 6060 AND 6070 SOUTH LA GRANGE ROAD
Chairman Fullmer read the Public Hearing notice for the proposed preliminary and final plat of subdivision of 6060 and 6070 South LaGrange Road published on March 22, 2012 in The Doings Newspaper.
Proposal of a preliminary and final plat of subdivision:
Consideration of the Autobarn Subaru Plat of Subdivision pursuant to Section 9-2-3 and 9-2-4, Chapter 9 of the Municipal Code of the City of Countryside;
At the real estate commonly known as Autobarn Mazda 6060 South LaGrange Road and Autobarn Subaru at 6070 South LaGrange Road, Countryside, IL 60525.
Mr. Gonzalez moved to open the Public Hearing in this matter, seconded by Mr. Benson and carried by unanimous voice vote. Erik Vates, 4513 W. 64 St., Chicago, IL on behalf the of Applicant, was sworn in by Chairman Fullmer.
CDP Mr. Swanson presented the Staff report. The Autobarn Group desires to subdivide the existing Mazda and Subaru parcel into two separate parcels. The proposed Lot 1 will contain the existing Mazda dealership while the proposed Lot 2 will contain the BMW Motorcycle Dealership. The property is zoned B-3, service wholesale, on 4.36 acres. The building size is 5.400 s.f. The petitioner requests preliminary and final plat of subdivision at 6060 and 6070 South LaGrange Road. The zoning overview reveals the single lot zoned B-3. The aerial view of the subject property reveals 60thPlace on the north, LaGrange Road on the east and Ashland Avenue on the west. The proposed plat of subdivision depicts Lot 1 the Mazda Dealership occupying 3.50 acres in a panhandle configuration and Lot 2, the Subaru Dealership occupying 1.13 acres.
Mr. Vates stated that Autobarn is seeking to divide the lots into two separate entities with two different owners — BMW Motorcycles and the Mazda franchise. The Subaru dealer will move to 6191 S. LaGrange Road, a much larger building. Volkswagen will move from the 6191 location to the old Ettleson Hyundai building next to William Tell. BMW will go from the corner of LaGrange and Joliet to the current Subaru building. The Subaru sign will be moved to the new facility. Mr. Vates stated that the architects have created the requested easements; there will be no fence between the subdivided lots.
There are three separate curb cuts but only one access point on LaGrange Road. The frontage area is ample for motorcycle parking with additional storage in the rear area. Mr. Vates will leave the mylar prints for signing. The plat of survey is the same except for drainage, ingress/egress and the access easement agreement. Mr. Bednar asked how many units are sold per year. Mr. Vates stated that it was 1,500 per year retail with 10-15% growth in 2009, 2010, 2011; he anticipates a 20-25% increase this year – about 2,000 vehicles, and then 10-15% increase going forward. Mr. Gonzalez moved to close the evidentiary portion of the Public Hearing, seconded by Mr. Benson and carried by unanimous voice vote.
Mr. Lube moved to accept the proposed resubdivision as presented, seconded by Ms. Grotzke and carried by Roll Call vote – 7/0/2. Mr. Peck stated that this will be a recommendation to approve the preliminary and final plat of subdivision, known as the Autobarn-Subaru Subdivision at the property commonly known as 6060 and 6070 South LaGrange Road, as presented. Chairman Fullmer stated that this recommendation will come before the City Council at its Regular Meeting on April 11, 2012.

There being no further business to discuss, Mr. Benson moved to adjourn the meeting, seconded by Ms. Grotzke and carried by unanimous voice vote.
Chairman Fullmer declared the meeting adjourned at 7:50 p.m.
